Exterior Walls:Masonry (brick and matte face block), glass and exposed steel.
Roof:Fully adhered membrane roof on rigid insulation with metal deck and steel joist construction.
Insulation:Rigid insulation at the roof. Batt and rigid insulation in the walls with rigid insulation at the perimeter of the foundation.
Loading Area:A receiving area is provided with a 6’0 door to allow for deliveries.
Lighting:Fluorescent lighting throughout all areas and decorative lighting in the Lobby (50 foot candles in all tenant areas). Parking lot to receive 15’ high HID lighting at ½ foot candles.
HVAC System:Gas fired roof top units with direct expansion cooling coils and variable air volume boxes for individual control with electric reheat units.
Sprinkler System:Completely sprinklered throughout.
Utility Service:All underground utilities.
Electricity:PP&L Utilities- 1600 amp, 480/277 three phase, (4) wire, secondary service from PPL Utilities in brought in a main secondary switchboard. (1) lighting panel to serve the entire building with each floor being provided with their own power panel board and heating panel board.

Power panel boards are served from a ‘K’ rated transformer providing clean power for all computer devices that will be used in the building.

Low brightness energy efficient (3) lamp recessed lighting fixtures providing 50 footcandles are located in all tenant spaces.

Sewer:Scranton Sewer Authority
Telecommunications:Wired for data/ voice communications for each tenant. Each data outlet consists of (2) data jacks and a telephone jack in all office spaces and all tenant spaces with exception of the third floor.
